The Preapproval Process
After carefully determining your budget and calculating how much you can afford to purchasing your next home, the most important step in the home buying process is obtaining a preapproval letter from a lender. The process of getting a preapproval from a lender typically involves submitting a mortgage application and providing various documents related to income, employment, and credit history. The lender will review the information provided, and may also perform a credit check and verify employment. Based on this information, the lender will determine how much they are willing to lend, as well as the interest rate and terms of the loan. If the borrower is approved, they will receive a preapproval letter, which they can use to demonstrate their ability to obtain financing when making an offer on a home. It's important to note that preapproval is not a guarantee of final loan approval, but it can provide a useful starting point in the home buying process.
Finding A Home In Los Angeles
There are a LOT of homes for sale I find on a daily basis that are available in the current real estate marketplace. Whether that’s a single family home, condominium, townhouse or multifamily unit. It all depends on the homebuyer’s lifestyle and financial situation. I curate a suitable property that fits within my buyer’s budget. When my buyers are ready to make the offer, one of the most important steps come into the equation. I offer my buyers one of the most valuable steps in the process - Negotiating. This is not just about throwing an offer price. There is more to it other than price, which can make it compelling for the seller to accept the offer. A compelling offer may be attractive by its terms, such as solid contingencies, credits towards closing costs, or even "seller-paid" points! Whatever the situation calls for, I’m always there to advocate for my buyers success.
Closing The Sale
Once the offer is accepted, we’re still not ready to celebrate. There are many other factors in this stage that can effect the close of sale. To make this process seamless for my buyers, I coordinate and facilitate with all those that play an important roll:
